HOW IT WORKS

  • We ask realtors to submit the inspection report and their client’s contact information through our intake form.

    This allows us to work directly with the homeowner on scheduling, access, and approvals — while keeping you fully in the loop. You’ll always have visibility into communication, but you don’t need to act as the middleman.

    This keeps things moving quickly and reduces back-and-forth during tight contract timelines.

  • Once we receive the report, we review all requested items and lender requirements.

    • If the scope can be accurately priced remotely, we’ll prepare a quote right away.

    • If we need additional information, measurements, or photos, we’ll let you know quickly.

    Our goal is always to avoid unnecessary site visits when possible.

  • If the scope can’t be quoted confidently from the report alone, we’ll coordinate a site visit directly with the homeowner.

    We handle:

    • Scheduling

    • Access coordination

    • On-site review

    You don’t need to manage logistics unless you want to be involved.

  • After all information is gathered, we prepare a detailed, written quote outlining:

    • Scope of work

    • Pricing

    • Timeline expectations

  • We send the quote directly to the homeowner for review and approval.

    You remain copied or informed as needed, but the approval process stays between us and the client to keep things efficient.

  • Once approved:

    • The client signs electronically

    • The required deposit is collected

    • Work is scheduled around contract timelines

    We confirm dates and expectations in advance so there are no surprises.

  • We show up when scheduled, complete the work properly, and keep the job site clean and respectful.

    If anything unexpected comes up, communication happens immediately — no radio silence.

  • After completion, we provide any required documentation needed for:

    • The transaction file

    • Lenders

    • Appraisers

    • Buyers and sellers

    Photos and confirmations are available when needed.

  • The client can pay using:

    • Check

    • Credit or debit card

    • ACH

    • Financing options (where applicable)

    Payment is handled directly with the homeowner to keep things clean for closing.
